Description:

The Schwabacher Building is an unusual four-story office/retail building, featuring two distinct Classical Revival facades, along First Avenue and Yesler Way. A second building, the Yesler Building (also owned by Samis), sits inside the corner of the Schwabacher's L-shape. Both buildings are centrally located at the main intersection of the Pioneer Square Historic District at 1st Avenue and Yesler Way.

The Schwabacher stands directly across the street from Pioneer Park and the famous Pergola. Due to its close proximity to Lumen Field and T-Mobile Park, the area experiences consistent foot traffic throughout the year, especially in the summer, on game and event days. Interior offices feature tall ceilings, wood floors, brick walls and large, operable windows.

In 1872, the Schwabacher Hardware Co. was founded by Louis, Abraham, and Sigmund Schwabacher, three German-Jewish merchants from Bavaria. The original hardware store, located at First Avenue and Yesler Way, burned down in the Great Seattle Fire of 1889. The current Schwabacher Building was completed in 1892. During the 1897 Klondike Gold Rush, the hardware store enjoyed brisk business, selling tools and supplies to stampeders who were on their way to Alaska.

Today, the Schwabacher Building is a major stop on the Seattle Underground Tour. Like many Pioneer Square buildings built after the fire, it included a first story and a second story entrance. When the city's new sewer system was completed and the street levels in Pioneer Square were raised, the second-story entrance became the ground floor entrance. The Schwabacher Building was renovated in 1990 and the exterior facades were restored in 2019.

The Schwabacher Building is located near the Seattle Ferry Terminal and King County Water Taxi. It is within walking distance of the Pioneer Square Link light rail station, King County Metro and Sound Transit bus stops, Sounder commuter trains, and the Seattle Streetcar to First Hill.
